Community Concerns About Proposed Costco Development


Impact on Our Community’s Character


Our neighborhood of Grandview Heights is a safe, family-oriented community, known for its peaceful residential character. The proposed Costco development threatens to disrupt this delicate balance by bringing in increased traffic, noise, and activity that would affect our quality of life and potentially decrease property values. We chose this neighborhood for its tranquility, and we believe it’s worth preserving for our families and future generations.


Residential Suitability


Typically, Costco stores are located in commercial or industrial zones to prevent disruptions to nearby communities. Placing a large commercial store within our residential area would be an unprecedented and potentially damaging move, one that we believe does not align with the character or needs of our neighborhood.


Our Road Infrastructure Isn’t Ready


The road infrastructure in Grandview Heights is not designed to handle the influx of traffic that a Costco store would attract. With only one road in and out of the area and limited access points to the proposed parking lot, we risk creating severe congestion and significant safety hazards for all community members, particularly during peak hours.


Proximity to Ta'talu Elementary School


The proposed site is alarmingly close to Ta'talu Elementary School, where our children and pedestrians regularly walk or bike. The projected increase in traffic would endanger the safety of students and compromise the walkable, family-friendly environment that our community values.


Zoning and Environmental Concerns


This area was designated for light industry, not for a large commercial development like Costco. Additionally, the site is located in the Fergus Creek Watershed, a sensitive ecological area where wildlife and natural habitats could be adversely impacted. We believe our zoning regulations should reflect the needs and safety of our community, not just commercial interests.


Environmental Risks with the Proposed Gas Station


The inclusion of a gas station presents additional environmental and safety concerns, such as soil and water contamination and an increased risk of accidents. We are deeply concerned about the potential risks this could bring to our community’s health and the environment.
